Since this is most likely going to be your largest investment, don’t you want the confidence that a thorough home inspection brings? Whether new construction or not, a perfect house has never been built. And, at some point, things break down. Knowing where the components in your new home are on this time line is important for future budgeting and can also be a valuable negotiating tool for your agent. The report will most likely pay for itself in one of two ways: 1. Should the home inspector find any problems that require immediate attention the seller can be responsible for corrections or repairs before you buy the home saving you money. 2. Second, a problem may be noted that is not serious and may not bother you but your agent could negotiate a reduction in the sales price. It’s a win, win situation and in the end you can move into your new home with the confidence that can only be had through a thorough house inspection.
